BEFORE YOU BUILD: HOW FEED STUDIES TURN UNCERTAINTY INTO A PLAN

Not every project starts with a clear scope. You may know you need more space, or a better process, or a solution to a problem that’s been slowing you down, without knowing the specifics yet.

Traditional design-bid-build assumes you already know what you need before anyone looks closely at your business. That works when the scope is clear, but it leaves a gap when it isn’t. Hutton’s Front-End Engineering Design (FEED) study is built for that gap, and it doesn’t require choosing a delivery method up front.

Define Then Design

In one recent project, a client’s initial idea called for a 50,000 SF building. Once we studied their process and how their team moves through a day, the real requirement came in at 40,000 SF. Same problem solved, at a fraction of the cost, because the scope was defined before design work started.

Instead of paying someone to design something before you know what you actually need, Hutton studies your options, your business and your true needs first. We build cost estimates around real information instead of assumptions, and the plan we hand back is unique to you, not a template.

Finding The “Gotchas”

Hutton FEED studies answer questions you didn’t know you had. Sometimes that means good news, like the client who thought they needed a much bigger building than they did. Sometimes it means information that raises the budget instead of lowering it. One client discovered during the study that their planned relocation site was subject to a code requirement they hadn’t anticipated. Another found their site needed significantly more earthwork than expected because of soil conditions no one could have predicted from the surface.

Either way, you find out before you’ve broken ground, not after. And that’s real value: mitigated surprises and certainty of budget, before the project starts.

Designers & Builders in The Same Room

Hutton’s design-build advantage applies here too. When designers and builders work through a FEED study together, decisions move faster and nothing gets lost in translation between disciplines. We can work through building codes, constructability, process flow efficiencies, and construction schedules in the same conversation instead of passing the project between separate parties. And because we take time to understand your business and not just your project, we can plan around logistics that a generic study would miss, like how to add onto your building without disrupting the operations already running inside it. This early feedback reduces misalignment with your expectations.

Holistic Approach

A FEED study isn’t limited to blueprints and cost tables. It can be customized to include all the information you need to make an informed decision. When it makes sense, we bring in additional services like site selection, relocation assistance or other resources that wouldn’t normally be part of a project’s first phase. The goal is to hand you everything you need to move forward with confidence, not just a set of drawings created in a vacuum.

Less Risk without Extra Cost

A common concern is that a FEED study adds another layer of cost before design begins. The reality is that Hutton FEED studies shift critical planning and decision-making to the front of the project, when changes are less expensive and less disruptive. And if the study reveals that a project isn’t the right investment, you find out before committing to full design and construction.

Case Study: Solving Creekstone’s Water Problem

When Creekstone Farms came to Hutton, they had a water problem they couldn’t fully define. Their volume needs were uncertain, their pressure was too low and the system behind it all was complex. How much water did they actually need to store? What would it take to boost pressure to where it needed to be? Before Creekstone could approve funding, they needed an accurate budget. And before they could build an accurate budget, they needed real data.

Hutton’s FEED study got them exactly that: accurate equipment data and a clear table laying out the equipment and major cost items the project would require. That gave Creekstone the information to choose equipment brands based on maintenance requirements and long-term cost, not guesswork. Once those decisions were made, Hutton designed and built what they needed.

For Creekstone, the FEED study wasn’t a separate transaction from the construction that followed. It was the first step of a partnership, and it gave them every piece of information required to make the right call.

Partnership > Transaction

Hutton FEED studies facilitate a process and an understanding that leads to the right project for your business. Whether the numbers go up or down, you leave with a plan built on real information instead of a guess.
